The firm has studied the impact of Green Site Design and Layout which includes: green construction; solar; geothermal; windmills; and its impact on value. TES has extensive experience in appraising large land tracts such as 3000 parcels or 4000 acres of land (7.5 square miles) for the Greater Pittsburgh Area Airport. This specialized report included among other issues the impacts of height restrictions, noise, environmental, zoning and soil conditions. After dividing this site into a number of development tracts; TES utilized sophisticated GIS mapping tools, discounted cash flow analysis; scattered diagrams and other analytical tools such as regression analysis to complete this project. TES services has also included Review Appraisal work for entities such as the Urban Redevelopment Authority of the City of Pittsburgh and other organizations.

In addition to utilizing the standard Fannie Mae and Freddie Mac forms for residential properties, TES prepares, Self-Contained, Summary and Restricted Use Appraisals in a narrative format for commercial properties. TES professionals carefully listens to its clients in order to determine the type of value being requested and utilize sophisticated analytical tools and techniques required in order to determine Fair Market Value; Value-In-Use; Insurable or Replacement Value or Liquidation Value. The firm has been approved as a Right Away Consultant for PennDot and is on the Approved Appraisers List of many financial institutions in the Greater Pittsburgh area.
